The Buyer's Property Inspection
Most buyers will order a licensed property inspection to verify the condition described in the contract. Inspection timelines are defined in the Purchase Agreement. Buyers may also arrange specialty inspections (roof, plumbing, HVAC, etc.) as needed.
If the buyer is financing the purchase, the lender will typically order an independent appraisal to confirm the property value supports the loan amount. Because financing is often a contingency, the appraisal plays a critical role in finalizing the sale.
The Closing Agent
A title company or attorney acting as closing agent will review the recorded history of the property and certify that title is clear of encumbrances (leases, mortgages, or other restrictions) by closing so ownership can transfer.
